Katonah lives outdoors in a specific way. Summer evenings run toward the lawns at Caramoor, the Rosen family's Mediterranean-style estate on Girdle Ridge Road, where people arrive early with dinner and settle in before the music starts. Weekend mornings belong to the gardens and woodland walks at the John Jay Homestead, or to a walk down Katonah Avenue before the Harlem Line platform fills up. Homeowners here tend to hold their own property to that standard: terraces that seat a crowd, planting that reads well from the road, and a garden that still looks composed in November.

The housing stock splits cleanly in two. Inside the historic district, along Bedford Road, The Parkway, Edgemont and Valleyedge, sit Queen Anne and Shingle Style houses on tight lots framed by grassy malls and street trees, many of them the actual homes hauled up from Old Katonah in the 1890s when the reservoir claimed the original village. Underneath all of it is the Manhattan Prong: schist and gneiss ledge under a thin skin of glacial till. Katonah also sits inside New York City's Croton watershed, near the Cross River Reservoir and upstream of the Muscoot, so grading, stormwater, and any work near a wetland draw real scrutiny, with Bedford's steep slope and ridgeline rules layered on top. We solve drainage first and plant second.

Conditions shift street by street. Cherry Street, the farming settlement that predates the hamlet by two centuries, still holds open ground and full sun. Down toward the old Whitlockville mill site on the Cross River, soils stay damp and frost lingers late. The village blocks live under the canopy that the original street-tree planting set in motion, so shade-tolerant planting and honest pruning matter more there than turf. Out toward Goldens Bridge and the reservoir roads, exposure and deer traffic both climb.

The seasons ask a lot here. Frost heave lifts fieldstone steps and walls set shallow on ledge, so base depth is not a place to economize. Spring cleanup has to clear the oak and maple load off village lawns before bulbs push through, and beds along Bedford's deliberately unpaved roads collect grit and washout with every thaw. Summer brings drought stress on thin till soil, then the tail ends of tropical storms that test every swale. Autumn is bulb planting and holiday work while the ground still digs. Deer are the loudest constraint in Katonah. Preserves in the surrounding Bedford woods have needed fencing before their understory could recover, and unprotected home plantings face the same browse.
