Greenfield Hill, north of the Merritt Parkway, is where the acreage is: long approaches, mature specimen trees and a historic district that holds anything visible from the road to a village standard. Southport is the opposite challenge in the best way, with tight harbor-side lots inside a 225-acre district bounded by the railroad on the north and Southport Harbor on the south, where a garden has to do a great deal in a small footprint. In between sit Stratfield, Grasmere, Mill Hill, Tunxis Hill, Sasco, and the streets around Fairfield University, each with its own lot geometry and its own unwritten rule about the front yard. The houses follow the same range. The British burned Fairfield in 1779, so the oldest homes near the Old Post Road green date from the rebuilding that followed, a few miles from shingled summer cottages by Fairfield Beach that were built for August and winterized decades later, from postwar ranches on Tunxis Hill, and from estates set well back on multi-acre parcels in Greenfield Hill. A 1790s colonial does not want the planting scheme that suits a 1960s ranch or a rebuilt beach house on pilings. Ground conditions shift over a couple of miles here. South of the Post Road, soils run sandy and salt-touched, the water table sits high, and the Pine Creek tidal marsh means anything near the shore has to shrug off a storm surge and drain quickly afterward. North of the parkway you get glacial till over ledge, heavier and slower, where one downspout dumping at a foundation becomes a dead corner of lawn by August. The Mill River, Sasco Brook, and the Rooster River carry the town's runoff down to the Sound, and inland wetlands rules touch more properties than owners expect. Grading and drainage get worked out on paper before any machine arrives.

Fairfield is unusually well served on the conservation side. The Connecticut Audubon Society's Larsen Sanctuary on Burr Street protects 155 acres and seven miles of trails, and the Aspetuck Land Trust is stitching together a Green Corridor of native plantings across Fairfield and its neighboring towns so pollinators have somewhere to go between preserves. Private gardens make up most of that corridor. We lean on natives that earn their keep in these soils, including inkberry, Virginia sweetspire, winterberry, little bluestem, and mountain mint, and we design around deer, which travel the wooded edges above the parkway and will take hosta and yew down to sticks over one winter.

The calendar is coastal and unforgiving at both ends. Nor'easters drive salt spray well inland and take limbs out of old maples, a wet March turns heavy backyards into standing water, and July means afternoons at Penfield or Sasco Beach and evenings on the terrace, which is precisely when a property has to look effortless. The Greenfield Hill dogwoods still draw crowds every May for the festival at the Congregational Church, and dogwoods, like the town's other aging specimens, need real attention to keep their form.
